Meeting called to order at 9.30am by Chairman of Residents’ Committee, Tuan Haji Borhan Md. Zain.

 

Residents’ Committee (RC) were introduced to Mr. Sum, the new Resident Manager of Belimbing Heights. He replaces Mr. Logeswaren who ended his tenure recently.

 

RC were informed by KSB that Belimbing Hills Sdn Bhd (BHSB)’s submission of application to the authorities for strata title to be issued is still being processed by the authorities.

 

The Minutes of the previous meeting dated 30.07.2005 was approved and the following issues were discussed:-

KSB has obtained some quotation for a Main Filter to be located at the main pipe near the guardhouse.

 

The quotation is being worked upon and the cost of acquiring one is in the region of RM30,000.00 to RM35,000.00 excluding maintenance costs. Acquisition costs will be from the residents’ sinking fund.

 

The quotation will be presented to residents during the Residents’ Meeting in January for further discussion whether to install the same.

Common Facilities

 

Gymnasium

Gymnasium equipment found damaged

 

No new damage since actions taken following last meeting on 30.07.2005.

 

At the request of some residents, quotation for treadmill obtained by KSB. Quotation will be tabled for residents’ discussion during the next Residents’ Meeting.

 

 

 

Swimming Pool

 

 

 

There has been generally lesser complaints about the use of the swimming pool.

 

KSB will continue to monitor usage and advise residents to strictly abide by the House Rules on swimming pool usage.

 

In view of the lesser complaints, RC has requested KSB to KIV obtaining the costs of appointing a full time pool attendant / guard to monitor usage of the pool.

 

KSB has installed a gate at the pool entrance which will be locked between 10pm and 7am.

 

Report of Damage to Common Areas

Fire Door at Hatten Carpark (2nd Floor) vandalised

 

 

Common corridor lighting sometimes trips

 

 

RC requests KSB to change the door knob to non-locking type to minimise damage to the door knob

 

 

BHSB informed and are currently testing the circuitry

 

 

Miscellaneous matters

Waste disposal

Some residents do not dispose off their household waste at the designated waste disposal area. Rather, waste is disposed at the bins placed outside the lift landing.

 

Notices put up and bins removed from individual lift landings. RC and KSB regrets that some residents are still inconsiderate in leaving their household waste at the ground floor lift lobbies.

 

A cleaner is working on Sundays to ensure that the common areas especially the lift landings are kept clean.

 

Hanging of

Laundry

 

Residents handing their laundry over the balcony where it is visible from below.

Residents are allowed to hang their laundry within their balconies provided it is not visible from below. KSB will continue to monitor and advise residents.

Advertising board

 

 

 

Some residents still place advertising boards at their units despite it being prohibited by the House Rules

 

This matter will be discussed during the Residents’ Meeting.

 

 

Security

Guards are not consistent with their security verification procedures (sometimes strict, sometimes lenient), Salesman, Surveyors or other non-visitors entering the premises

 

Intercom facility not utilised despite it being a service as stipulated in the Sale & Purchase Agreement

 

Residents’ Card system not implemented

Registration exercise for intercom facility is still ongoing.

 

Meanwhile, all residents are requested to provide their telephone numbers to KSB for purposes of the intercom system immediately.

 

Residents’ Card system will be enforced.

 

New firm of guards appointed with effect from 01.08.2005.

 

2 guards will be stationed at the guardhouse, 1 near the Visitors’ Car Park area and 1 will be on patrolling duty at all times.

 

 

 

 

 

 

 

 

Residents are requested to inform the guards in advance if they are expecting visitors. In the interests of safety, guards have been directed to verify all visitors.

 

Car Parking

Residents’ designated car park lot used by other residents

 

 

Indiscriminate parking at non-designated car parking area eg, foyer to Yarra / Hatten

 

Vandalism of residents’ car

 

Residents parking at visitor’s carpark

 

Cars parked outside the guardhouse blocking view of vehicles coming in and out of Belimbing Heights

 

 

 

Cars not parked in a proper manner and encroaching into other resident’s car park lot

“Rental system” is in place. Residents who wish to rent a car park lot are advised to contact KSB for further details.

 

Similarly, residents who wish to rent out their car park lots to other residents are advised to contact KSB for further details.

 

Car park lots will be painted with residents’ registered vehicle number to ensure that all cars are parked at designated lots. Residents are advised to register their vehicle numbers with KSB immediately as painting will commence shortly.

 

Visitors’ carpark is solely for visitors’ use. Residents found parking their vehicles there will be liable to have their vehicles clamped and towed away.

 

Residents’ car without car sticker and access card will be prohibited from entering Belimbing Heights as some residents have been found to have asked for visitor’s pass despite having a car sticker and abusing the car parking system.

 

Residents are urged to park their vehicles at their designated lots in a proper manner so as not to inconvenient others.

 

Other matters

 

 

Audited accounts

 

 

 

 

 

 

KSB reports that the accounts have yet to be finalised. Once it has been finalised and audited, residents would be able to view the same from the office

Table Tennis table

 

RC and KSB agreed in principle to the idea of increasing facilities at BH to include a table tennis table. This proposal will be tabled at the Residents’ Meeting for approval.

 

Other matters

 

 

 

Notice Board

 

 

 

In the interest of all residents, RC and KSB will work together to provide notices in Bahasa Malaysia and Mandarin.

 

RC will also obtain feedback and approval from residents on the need for a community notice board for residents to post their individual notices.

 

Car Washing by ex-landscape worker

 

KSB disagree to the car washing / wiping exercise conducted by the ex-landscape worker (albeit non-working hour) as it may affect his actual working performance as a landscape worker. The ex-landscape worker has since met with an accident and is now out of the country

 

Yarra ground floor common toilet door broken

 

 

KSB will rectify and replace the same

Stray cats

 

KSB notices the presence of stray cats in BH. Efforts are being taken to catch the cats and send them to RSPCA

 

Motorcycles not parked at designated areas

 

KSB and RC view with concern residents parking their motorcycles at non-designated areas which may be a safety hazard.

 

RC requests KSB to work out costing and proposal for shaded area for motorcycle parking.

 

Hatten car park exit

 

Following complaints from residents, RC has requested KSB to install Bollard poles at one corner of the exit to the Hatten Car Park to deter inconsiderate residents from entering the multi-storey car park using the exit.

 

 

There being no other matters, the meeting was called to end at 12.05pm.
